  • Do you handle maintenance and repairs? Can I use my own vendors?

    Yes. We welcome the addition of licensed and insured vendors to our network, and are willing to work with any vendors your currently have working on your property. We coordinate all maintenance and repairs through these vendors. Owners are notified of larger repairs or replacements, and we work to ensure all work is completed promptly, cost-effectively, and to a high standard.

  • How do you screen tenants?

    We use a thorough screening process through our Appfolio Property Manager software, including credit and background checks, rental history verification, income verification, and landlord references. We follow all Fair Housing and local screening regulations.

  • How often do you inspect properties?

    We perform move-in and move-out inspections, as well as annual inspections to ensure the property is being properly cared for and to identify maintenance needs early.

  • How do owners get paid?

    Owner draws are processed monthly via direct deposit, with detailed financial owner statements available through the online owner portal.

  • What software do you use for accounting and communication?

    We use AppFolio Property Manager Plus software, a leading platform that gives owners and tenants real-time access to financial statements, maintenance updates, leases, and communication records.

  • What is your management fee?

    Fees vary based on the property type, size, and level of service. We offer competitive, transparent pricing with no hidden fees. We’re happy to provide a custom proposal based on your property portfolio. Please see our pricing here and our flyer for more details.

    Absolutely. We can coordinate pre-listing repairs, cleaning, inspections, and vendor bids to ensure your property is ready to attract quality tenants quickly and at the best market rent.

  • How do you determine the rental price for my property?

    We perform a market rent survey based on comparable properties, location, amenities, and condition. Our goal is to set a rent that maximizes your return while minimizing vacancy.

  • Can you help with evictions or legal issues?

    Yes, when necessary we can help you coordinate with experienced local attorneys to handle all required notices, documentation, and coordination for evictions in compliance with California and local ordinances.

  • Do you work with out-of-town or out-of-state owners?

    Yes! Many of our clients live outside of the area. We handle everything locally—from leasing and maintenance to inspections and accounting—so you can enjoy hands-free ownership and peace of mind.
